THE OPPORTUNITY

Pfizer’s goal was to achieve a more efficient real estate footprint by combining operations over multiple sites. In parallel, the aim was to create a better working environment with more variety in work settings, better lighting and more amenities like a café, conference center, laboratories and security. PS&S provided architectural, structural, mechanical, plumbing and fire protection services supporting renovations at twelve buildings located at three of Pfizer’s world-class campuses, located in Manhattan, NY, Madison and Peapack, NJ.

 

THE CHALLENGE

Among the goals of this fast-track project was to provide work environments that enhance productivity and foster collaboration; create an early understanding of the project among all Pfizer colleagues; and involve the various departments to create a custom feel in their respective areas. Previous efforts by other firms had failed to fulfill the services needed because the challenge was approached with traditional processes.

 

THE PS&S SOLUTION

PS&S brought a new way of thinking and a new way of involving the client in the process, which allowed for more coordination within the construction documents. PS&S brought a cutting-edge technology solution to the table which included the use of BIM. This facilitated a rapid design evolution which was all represented in 3D, accelerating the client buy-in by providing a better understanding of the final product. BIM technology allowed comprehensive coordination of headcount analysis with design drawings, eliminating the problems that had hampered previous efforts. It also enabled a material tracking program that was integrated with the model, and provided the ability to compare similar spaces between different sites. PS&S also utilized a Centric collaboration website which enabled 24/7 secure access to documents and drawings, as well as automatic notifications, RFI management and reporting and analysis of project performance.
