Borgata Hotel, Casino and Spa

Paulus, Sokolowski and Sartor (PS&S) provided extensive services in support of the successful development of this newest addition to the Atlantic City skyline – the Borgata Hotel Casino at Renaissance Pointe.
The PS&S effort included full service civil and geotechnical engineering and environmental services related to the entire site. PS&S provided a valuable solution to the beneficial redevelopment of the former landfill, by the following: obtained the required environmental permits and approvals; developed the necessary ground improvements, including wick drains, deep dynamic compaction, and surcharging; closed old underground storage tanks; relocated a city sanitary sewer force main; installed thousands of deep foundation piles for the site structures; capped the site with over 1 million cubic yards of clean fill; and designed an innovative methane venting system under the building slabs.
PS&S worked with the project team, including Bower Lewis Thrower/Cope Linder Associates (BLT/CLA), the building architect, on the planning and design of the site’s intricate roadway system. Overpasses and extensive signage were used to keep traffic flow moving to numerous destination points within the tract. Extensive mature landscape plantings, predominantly evergreen, were used to enhance arrival experience during all four seasons. This added significantly to the challenges of development on the landfill, as did the installation of the utility infrastructure in the unstable soils associated with the landfill. Enhancement of the waterfront along the bay included extensive native plantings as well as a waterfront walkway. These elements contributed significantly in creating the functional, yet elegant setting that is Renaissance Pointe.
The Borgata received an Honor Award for Engineering Excellence from the Consulting Engineers Council of New Jersey (CECNJ) and a Best Project Award in the Hospitality category from New York Construction.
Capitalizing on the resounding success of the Borgata Hotel, Casino and Spa, PS&S was again retained in 2005 to provide civil and geotechnical engineering design and environmental/land use permitting services on the $600 Million Borgata North Expansion project. The first phase of this three-phased project includes a three-story, 350,000 square foot podium, which includes additional gaming area, three upscale restaurants and a food court. A 1,555-space employee parking structure is the second phase and the third phase is the Water Club Tower, a 39-story hotel tower providing 805 guest rooms, additional meeting and retail space, and a second luxury spa.
