Paulus, Sokolowski and Sartor (PS&S) successfully transformed the once abandoned quarry property into the Lakeside at North Haledon residential community, providing homes to 301 families, and integrating Mount Laurel housing into the development. The townhouse community is centered around a lake and offers spectacular views of the Manhattan skyline from the upper ridge of the property.
PS&S provided civil and geotechnical engineering, landscape design, and environmental services to bring this concept to fruition. The redevelopment of the quarry environment presented PS&S with a number of engineering challenges, including distribution of utilities (sanitary and water) to the project, rock faces rising 60-100 feet from the quarry floor, rock face protection and rock catchments, innovative approaches to infrastructure design to minimize blasting, vertical roadway geometry, and site and emergency access. The project also included substantial offsite water system improvements, which benefitted existing North Haledon residents and the overall neighboring Hawthorne water system. The project further required creative site design features, including protective plantings and low visibility safety fence protection for high ledges and retaining walls, integrated water quality swales and rock fall protection along old quarry walls, and used different groupings of major deciduous trees to define individual neighborhoods.
The project won an Award of Distinction from the American Council of Engineering Companies of New Jersey (ACEC-NJ) for Engineering Excellence-2006.
