The 25-acre tract presented a variety of constraints ranging from a 100-foot vertical drop through the width of the site, to bands of freshwater wetlands and floodplain, to restrictive limits on storm water discharge to the downstream culverts crossing Interstate Route 80. The project developer, SJP Properties, contracted Paulus, Sokolowski and Sartor (PS&S) to provide site/civil engineering services for regulatory approvals and construction documents, including the preparation of the municipal environmental impact statement, landscape architectural approval plans and site lighting plans.
Through PS&S' creative application of modular block retaining walls and three space-saving retention ponds with fountains, the building program of 622,000 sf within four, four-story interconnected buildings and a 1,100 sf four-level parking garage was accomplished. The extensive use of modular block walls necessitated the design of several innovative construction details for which Keystone Retaining Walls Systems named Morris Corporate IV the 1999 Project of the Year.
