THE OPPORTUNITY

PS&S provided full architectural, interior design, structural, mechanical, electrical, civil and geotechnical, and survey services for the new Behavioral Health Sciences Building located on the UMDNJ University Hospital Campus in Newark, New Jersey. The project is a 120,000 sf, five-story medical office building constructed of prefabricated panels of glass fiber reinforced concrete with a metal stud back-up and insulating glass ribbon windows.

This building was the first step in a multi-phased new master plan for the UMDNJ Newark Campus.

 

THE CHALLENGE

As part of the multi-phased new master plan for the Newark Campus, UMDNJ needed to occupy this facility as soon as possible. Another project was being designed in parallel but couldn’t start construction until this one was completed and occupied.


THE PS&S SOLUTION

Utilizing PS&S’s integrated, single-source team, we were able to execute the project in an optimum manner. It was programmed, designed, permitted and built in the space of fourteen months.

While the construction documents for the building envelope were being developed, PS&S interior designers met with the client’s various department heads to initiate the space planning and interior design portion of the project. This overlap of design and construction documents resulted in a more efficient production schedule and allowed the construction process to move ahead in a streamlined manner.

Not only was the project delivered in record time, almost $4 million was saved, against the approved project budget of $16 million. At the dedication ceremony, University officials said that it was their best managed and executed project to date.
