THE OPPORTUNITY

Krame Development, in a joint venture with Kimco Realty, acquired an undeveloped tract formerly held by American Cyanamid with the goal of developing a “big box” retail center. PS&S was asked to master-plan the development and provided site civil engineering and geotechnical investigations and monitoring of the construction of 625,000 square feet of retail space and a 75,000-sf hotel on a portion of a 147-acre tract located adjacent to Interstate 287 in Bridgewater Township, Somerset County, New Jersey.

 

THE CHALLENGE

The core of the tract was predominantly wooded wetlands, which reduced the available development area. Additionally, site access to and from Route 287 was limited due to a minor exit ramp which did not provide adequate capacity to support the proposed development.

THE PS&S SOLUTION

By working around the core of the site, PS&S’ master plan used the wetlands as an advantage to create three separate but complementary sectors, segregating the restaurants, hotel, and big box retail development within the same parcel of land. Access to the site was improved by upgrading the ramps to Route 287 and expanding the overpass for NJSH Route 28 over Route 287. At the time of opening, the tenants included Target, Home Depot, Costco, PetSmart, Marshalls, Michaels, Bed Bath & Beyond, Babies R Us, Old Navy, Golfsmith, Applebee’s, Chuck E. Cheese, McDonalds, Hollywood Video, Pep Boys, Unity Bank, and Hilton Garden Inn. Seventy acres have been protected as permanent open space.
